Fire Insurance (Bharat Griha Raksha)

While Bharat Griha Raksha Policy offers important protection for your home building and contents against fire, natural hazards, and other insured perils, it does not cover every possible loss or damage scenario. Understanding the exclusions helps ensure clarity on when your policy will not pay a claim.

Below is a brief of the key exclusions under the standard Bharat Griha Raksha home fire insurance policy:

  1. Deliberate or Intentional Acts: The policy does not cover loss or damage caused by any deliberate, wilful, or intentional act or omission by the insured or anyone acting on their behalf. Any intentional harm, staged event, or conduct that increases risk deliberately is excluded.
  2. War and Hostilities: Loss or damage arising out of warlike scenarios is excluded. This includes war, invasion, hostilities, civil war, rebellion, insurrection, military rule, or similar conditions, regardless of whether war is formally declared.
  3. Nuclear and Radioactive Risks: The policy does not cover damage directly or indirectly caused by ionising radiation or radioactive contamination from nuclear fuel, nuclear waste, or the hazardous properties of nuclear materials.
  4. Pollution and Contamination: Loss or damage resulting from pollution or contamination is excluded unless the pollution or contamination itself is directly the result of an insured event. General environmental contamination without an insured cause is not covered.
  5. Mechanical or Electrical Breakdown: Home fire insurance does not cover faults related to mechanical or electrical failure, such as over-running, excessive pressure, short-circuiting, arcing, self-heating, or leakage of electricity, unless the resultant damage occurs from a covered peril. This exclusion is particularly relevant to individual machines or electrical appliances.
  6. Valuables and Specific Property Categories: Certain categories of property are not covered under the standard policy unless an optional cover is purchased. These typically include:
    • Bullion or unset precious stones
    • Manuscripts, plans, drawings, securities, obligations, or documents
    • Coins, paper money, and vehicles
    • Explosive substances
    These items are excluded because they require special valuation and coverage treatment beyond standard home insurance.
  7. Unexplained Loss, Misplacement, or Removal: Loss where the insured property is missing, mislaid, or disappears without a clear identifiable insured event is excluded. Similarly, property that is removed from the home and lost or damaged elsewhere is not covered.
  8. Consequential and Indirect Losses: The policy does not cover indirect financial losses such as loss of earnings, loss of market value, loss due to delay, or other consequential damages that do not result directly from a covered physical loss or damage.
  9. Alteration or Extension Without Disclosure: Any addition, extension, or alteration to your home building that increases its carpet area by more than 10%, without paying the additional premium and updating the policy, is not covered.
Deductible/ Excess

Although the Bharat Griha Raksha Policy generally does not include a deductible or excess for standard perils, there is a specific Terrorism Excess/Clause that applies where terrorism coverage is included.

Under this clause, certain claims arising from acts of terrorism may be subject to a deductible as specified in the terrorism wording attached to the policy.

Coverage for acts of terrorism is typically included as part of the insured perils; however, insurers may apply an excess (deductible) for terrorism losses as per a terrorism clause in the policy wording.
